		<description>I find that a classified ad and a sign in the yard are still the most effective ads for me.  The voicemail box is an excellent idea as well.  Also, look for a company in your area who can service your owner finance notes for you and report your buyer&#039;s payments to the credit bureaus to boost their credit.  Once they qualify for FHA, refinance and get your payoff.  And get a downpaymnet, of course.</description>
